Anassa Ilis is a 5star luxury hotel under development, situated on a plot of land at the Savalia beach Area of Amaliada. When completed the hotel will be able to operate all year round and will have a maximum capacity of 170 bed - 80 keys. Of these keys 8 are luxury suites, 2 deluxe rooms, 66 standard king/queen rooms, and 4 h/c rooms. The hotel will be a total of 7058m2 of total gross built area (basement and above ground), 5261m2 of front of house and 1797m2 of back of house areas, spread in three separate buildings. The area related to the building coefficient is 4462,50m2. There is an additional of 892m2 of “semi enclosed” spaces built as shaded outdoor areas as well as 1485m2 of water tanks, swimming pools and pool mechanical and support areas. The Plot – the layout The plot is a 21250m2 plot, at a distance of 100 meters from the coast line, separated by the sea on its south west edge, only by the, characteristic to the area, sand dune stretch of public land, and on the west, by pine woodland. The resort layout consists of three buildings. The main building, situated at the northernmost side of the plot, houses the main public guests facilities (lobby, lounge, bar, restaurant, spa, conference room), most BoH support and mechanical spaces (administration offices, kitchen, storage rooms, mechanical related areas) and 10 guest rooms. Building no2 and no3 house guest rooms. Situated on the east and west side of the plot respectively they enclose a landscaped garden area offering the guest rooms either sea view or garden view. A nearby plot of 2979m2 has been added to the development. It will be used for situating solar panels and also for valee car parking purposes. The Design Concept The design aims to produce a hotel that meets the 5 star luxury standards of not only the Greek National Tourist Organization, but also the international hospitality standards. Green design is very important to the project in order to create an efficient and friendly to the environment complex, capable of obtaining an Energy Performance Certificate of grade A+. The architectural style of the resort carefully combines traditional Mediterranean forms and materials such as stone, wood and ceramic roof tiling, with slick upscale interior finishes and marble wall and floor covering, extending from the interior spaces to the semi enclosed spaces and the exterior verandas. Similarly the exterior green areas extend partly to some planted roof tops of the buildings, blending the built areas and the natural environment. The landscape design, takes into consideration the local vegetation, the, very characteristic to the area, sand dunes that connect the hotel beach and the adjacent woodland. The element of water, pergolas, pathways, feature gardens in-between the buildings are the key ingredients of the exterior design. In general the design style of the Anassa Ilis Resort could be characterized as contemporary classic. The main building The main building consists of basement, ground floor and first floor of a total of 3716m2. It houses all hotel services and facilities as well as eight standard type “b” rooms and two deluxe rooms, allowing it to operate independently during low season period. The ground floor houses the reception and double height lobby – lounge area of 148m2 that directs the guests from the entrance straight across to the outdoor verandas, garden and pool area. The 251m2 restaurant is on the west side of the building. There is an additional 158m2 of shaded outdoor dining area next to the 490m2 pool and the pool bar. The ground floor east wing of the hotel houses four typical type “b” rooms and a deluxe room, offering plunge pool and south facing garden view. It also houses the front desk and north facing administration office area of 75m2. The 149m2 bar is on the first floor. Its veranda offers sea view while overlooking the pool and garden area, and is directly accessible by the outdoor ground floor dining area. Another 4 standard type “b” guest rooms and a deluxe room are situated on the east wing of the building offering plunge pools and sea view. The basement houses a 634m2 Spa including gym and hair salon, an indoor swimming pool, with its own exterior garden space, and a 200m2 multi function space and prefunction and support areas (cloak room, wc, storage, pantry area). The kitchen is located in the basement catering for the main restaurant, room service, the lounge and the bars. A 798m2 area is dedicated to back of house facilities such as storage rooms, mechanical rooms, and employee facilities. Building no2 Building no2 houses 24 guest rooms on the ground floor and 22 guest rooms on the first floor, totaling 46 keys (40 standard type “a” rooms, 4 handicap rooms, 2 luxury suites). All circulation corridors are open-air, splitting the building into a west facing garden and sea view array of rooms and an east facing array of rooms some of which have a private swimming pool. The building has all the necessary room service, pantry, linen storage and mechanical support areas located in the basement. It has a total built area of 1853m2. Building no3 Building no3 is located at the seafront side of the plot. It is designed as a ground floor building in order not to obstruct the first floor sea views of buildings one and three. As in building no 2 all circulation corridors are outdoor, splitting the building into a west facing sea view array of rooms and an east facing array of garden view rooms. It house a total of 24 keys, 6 sea view luxury suites with private pools, and 18 standard type “a” rooms. The building has all the necessary room service, pantry, linen storage areas at ground level and mechanical support areas located in the basement. Beach related support areas (changing rooms, wc, storage room, satellite kitchen catering for the beach) are also located in this building. It has a total built area of 1489m2. Room Types Standard type “a” rooms are a total of 36m2 gross each. They have four feature bathrooms (bath tub and shower) of 9m2 net. The view side of the room is glazed from wall to wall allowing for maximum view and room use expansion at the 17m2 exterior shaded veranda. There are a total of 58 standard type “a” rooms, located on buildings no2 and no3. Handicap rooms are similar to Standard type “a” rooms in layout and area, with main differences happening in the bathroom in order to cater for the handicap person’s needs. All handicap rooms are interconnected to an adjacent standard type “a” room. There are a total of 4 handicap rooms (in accordance with NTO regulations), located on building no2. Standard type “b” rooms are a total of 39m2 gross each. They have four feature bathrooms (bath tub and shower) of 12 m2 net. The view side of the room is glazed from wall to wall allowing for maximum view and room use expansion at the 15 m2 exterior shaded veranda. The veranda plunge pools are designed as exterior extensions of the bath tub. There are a total of 8 standard type “b” rooms, all located on buildings no1. Deluxe rooms are a total of 54 m2 gross each. They have four feature bathrooms of 11 m2 net with double wash basins. They have a single bedroom and sitting area of a total of 34m2 net area. Their 16m2 veranda is equipped with a plunge pool. There are two junior suites in total located in the main building. Luxury suites are a total of 72 m2 gross each. All 8 of them are located in building no3. They have a large bathroom (13m2 net) which includes a shower extending to a small private garden. The separate bedroom and the sitting areas add up to 46m2. The view side of the room is glazed allowing the room use to extend to the decked 33m2 veranda and private pool.
